Military Spouses Can Skip the Florida Real Estate Exam Entirely. Here's How.

Most of the content on this site is about preparing for and passing the Florida real estate exam. This is the one major exception: a specific group of applicants doesn't have to take it at all.

The legal basis

Florida law, addressed in Florida Statute 455.02, requires DBPR to expedite and, for qualifying military spouses, waive the standard exam and education requirements for licensure. Spouses (and surviving spouses) of active-duty members of the U.S. Armed Forces who already hold an active, valid real estate license in another state, the District of Columbia, a U.S. territory, or certain foreign jurisdictions can receive a Florida license without completing Florida's pre-licensing course or sitting for the state exam.

What you still have to do

This isn't a license with no application at all. You still submit a Florida application, undergo the standard background check, and need to be in good standing on your existing out-of-state license. What's waived is the education and testing requirement specifically, not the application and background screening process itself.

The expedited timeline is real and specific

DBPR is required to expedite applications from spouses of active-duty service members, with a statutory requirement to issue the license within 7 days of receiving a complete application. That's a meaningfully faster timeline than the standard path, which typically involves weeks of coursework before you're even eligible to sit for an exam.

The fee waiver

The initial licensure application fee is waived for qualifying applicants under this provision, on top of the time saved by skipping the education and exam requirements entirely.

Post-licensing education still applies

Even though the exam and pre-licensing education are waived, the post-licensing requirement (45 hours for sales associates, completed before your first renewal) is a separate requirement tied to having an active Florida license, not to how you originally became licensed. Don't assume the exam waiver extends to every downstream requirement.
